Located in one of the most prestigious neighborhoods in Austin, this is a great location to start your Austin adventure! It's outside of downtown enough that you'll get good sleep, but still super close to everything that's going on. There are many excellent bars and restaurants in this luxurious part of town including Musashino, Texas French Bread, Olive and June, Kerby Lane Cafe, Hopdoddy, Uchiko, Taco Deli, Maudie's, Draught House, Antonelli's, Food Heads, Central Market (better than Whole Foods), and much more!
This two bedroom duplex has an excellent central Austin location! It's down the street from the super popular Shoal Creek Hike and Bike Trail, which runs all the way to downtown. Central Market and the Triangle (bars/restaurant and residential development) are nearby and it's also very close to downtown with great access to public transportation, which means you're super close to everything. This home easily accommodates 4 people with 2 in each of the king beds.
This home also comes with one dedicated parking space in the driveway and with plenty of parking on the street!

Guests will have access to the entire space including the private patio off the living room as well as the close by Shoal Creek Hike and Bike Trail. The driveway is shared with the front unit of the duplex. There is one dedicated parking space in the driveway and plenty of street parking.
If you need recommendations, we'll be available to provide them otherwise you'll have complete privacy. We'll provide you with access information before you arrive, so you'll have super quick and easy entry.
After booking you'll be provided a link where you can purchase upgrades to your booking such as early check-in and late check-out, additional cleanings, and more that will make your Austin experience even better!
We don't charge a security deposit! Where many hosts charge over $500, and where you as the guest risk them not returning your deposit – Austin Vacay remains guest-centric by charging a one-time, non-refundable fee (already included in your booking price) which provides up to $750 of coverage towards unintentional rental property damages (subject to plan terms and conditions). This means a lower cost to book, and because accidents happen, protection against costly charges. Plan terms and conditions provided by request after booking.

Old West Austin / Pemberton Heights is one of the most prestigious neighborhoods in Austin with many multi-million dollar homes. It's just west of UT campus and north of downtown. It's close to the super popular Shoal Creek Hike and Bike Trail.
Scooters (Lime & Bird) as well as Lyft and Uber are the best ways to get around Austin, especially this close to everything. However, there are also a lot of public transportation options in this area (see CapMetro's website).
Other things to note
We have security cameras outside of our property at the entrances for added security and your peace of mind. We do not have any cameras inside, respecting our guests' privacy.
1) No smoking allowed (of any kind) ($350 fine)
2) No loud noises after 10 PM per city ordinance
3) No events or parties. Additional day guests are $40/person/day
4) No pets allowed
5) The cleaning that you pay for is to clean the home prior to your stay. If you do not pick up after yourself sufficiently when you check out, you may be charged an additional cleaning fee - price depends on how long it takes to clean up after you. We don't expect you to scrub the home, but simply pick up your trash and put everything where you found it
6) Minimum age requirement is 25
7) If you do not check out on time (11AM) you will be charged an additional night

Perfect for us
In Austin to attend PhD celebration for our son. This location was in pleasant neighborhood with the amenities we desired. It was close to campus, dining and downtown. The patio was relaxing. Cooked breakfast in the unit and worked well. Wi-Fi strong. Would stay again if visiting Austin in the future.May 2022

Lovely home away from home
Our family of 4 (2 adults, 2 kids) really enjoyed our stay. Well-appointed comfortable clean home in a nice quiet convenient suburban neighborhood. Loved the private patio and proximity to Shoal Creek jogging/biking path. Owner in adjoining house was friendly and helpful. Would definitely stay there again. Only minor complaint was that TV was broken (no wi-fi) and mgmt company unable to fix/replace for our stay.April 2022

Clean and neat downtown austin
Clean has washer dryer, full kitchen, dish washer, tv and wifi. Only thing is It was not clear to me from the booking site that it was just next to another unit of a house, so kinda like a one floor duplex. So it’s like coming home to your parents feeling it was not completely separate. And the host sent me emails almost everyday about how are things going, check out time and if checkout late will be penalty, it was just a little too much communication, we were on vacation, really didn’t want to hear from the landlord who lives in the other unit next to us.October 2021

The duplex was wonderful! It is located in an upscale neighborhood with nice housing and attention to landscaping. We were able to park our car right by our door. The living space was well maintained, clean, and accommodating. We especially liked the large bedrooms with king size beds and roomy closets. The kitchen had many cabinets for storage with nice appliances and sink. The livingroom was also roomy with a large smart television. The sliding glass doors off of the livingroom provided a private fenced patio with hanging lights. That space was a definite bonus. The entire living area was tastefully decorated.
